Arguably the most important stage; pre-construction is where we really shine. If we are engaged early on, we can help our customers navigate through the land acquisition process. Costly oversights can be avoided with discoveries made while performing our detailed geological, environmental, structural and economic studies on a subject property.
If the land is already owned by the client, we still suggest performing the same due diligence prior to moving forward with design.
During the initial design phase, a conceptual site and building plan is created for preliminary budgeting. The input that is provided from architect, engineers and construction manager during this stage is fundamental in this process.
This phase includes constant monitoring and interaction between clients, design team, engineers and construction manager. We keep a close eye on all targets that are set for budgets and schedules. It is a delicate balancing act trying to design in a manner that meets clients needs, municipal requirements and fits within the available budget. We pride ourselves on being able to find creative solutions to make sure all requirements are met and client expectations are exceeded.
Once all potential challenges and constraints have been identified and a conceptual site/building plan has been created, we can provide owners, investors and lenders an accurate look at construction costs and timelines.
